Energy Performance
Energy Performance Certificates (EPC'S) are being introduced to help improve the energy efficiency of buildings. If you are buying or selling a home you now need a certificate by law. From october 2008 EPC'S will be required whenever a building is built, sold or rented out.
The certificate provides 'A' to 'G' ratings for the building, with 'A' being the most energy efficient and 'G' being the least , with the average up to now being 'D'. Accredited energy assessors produce EPCs alongside an associated report which suggests improvements to make a building more energy efficient. A document produced by a domestic energy inspector showing in very general terms how the property performs for energy use.
It will not provide accurate measurements and costs but only typical ones related to e.g a type of central heating boiler. The actual performance of the boiler, for instance is egnored, is being assumed that it functions adequately even if it doesn't ! Credit is given for the existance of energy saving light bulbs that might be removed by the seller and replaced with ordinary ones.
What is an Energy Performance Certificate ?
It is a glorified version of the energy ratings that you now see on freezers etc. Its main importance is as a compulsory element of a Home Information Pack.
